A residential building designer and an architect can perform many of the same functions when it comes to designing a home. The primary distinction is professional licensure and the legal use of the title “Architect.” In South Carolina, neither the state nor most local municipalities require an architect to design a typical residential project. At Crosby Creations, our residential building design services are often a more budget-friendly option for homeowners. We focus on providing clear, practical construction drawings that give your builder the information needed to bring the design to life. This approach also allows homeowners to work closely with their builder on material selections, construction details, and cost-saving opportunities throughout the project. By keeping the plans practical and flexible, we help create a design that meets your needs while allowing the builder to make cost-effective decisions during construction.
No, our general contract only allows for one build at one address. However, you can purchase the rights to re-use at a discounted rate or we can create a special contract if you wish to retain all rights to your plan.
We have been doing this a really long time. With about 1000 of various style projects under our belts, we have gotten pretty good at estimating how long a particular project will take.
There is a lot behind the scene work involved with plan development. The timeline generally relies heavily on our current work load, municipality correspondence and client feedback.
In most areas of the country, local building and permitting departments require Structural Engineering plans to ensure compliance with applicable wind, seismic, and other structural design requirements.
We do not get very involved with interior design or specific selections but we can provide Interior Designer recommendations to guide you in the right direction.
If you are just cosmetically updating your kitchen or bath, you probably don’t need our services but if you are looking to reconfigure or expand your space, we can help with that.
Minor modifications generally work within the existing plan, such as adjusting room layouts, expanding porches, or converting flex spaces.
Major modifications involve more significant changes to the size, structure, or overall layout and may require additional design work—or make a custom design a better option. We’ll review your ideas and help determine what makes the most sense for your plan and property.
