Our process begins with an initial layout and develops through each stage of the design, giving you opportunities to review and provide feedback along the way. Depending on the project, this may include floor plans, elevations, and other design details needed to move the project forward.

Starting at $3.00 per heated square foot & 50 cents per unheated square foot*


*Square footage break down: Cost is for heated square footage as well as rooms & spaces designed for future completion (for example an unfinished bonus room or FROG). Unheated spaces include porches, decks, garage and drive under space.

Detached garages needed for whole house design projects will be quoted on a case by case basis.

Renovation & Addition Design

Make your existing home work better for you. Renovations and additions require a different kind of design thinking. We start by understanding what you have, what isn't working, and what you want the space to become. We'll visit the property, take measurements and photos, discuss your goals, and develop a design based on the scope of your project. Pricing is determined on a case-by-case basis based on the size and complexity of the project.

Drafting Services

Have a plan that needs to be redrawn or updated?

We offer drafting services for clients who need plans created, modified, or redrawn in CAD.

Drafting Services
$125/hour with a $500 minimum*

Plan Re-draws
Plan re-draws starting at $2.00 per heated square foot**

*This rate applies to changes a customer may need to make to a plan once they have used up all the plans changes allowed in the contract. This may also apply to an electronic plan you have purchased over the internet and have changes you would like to make.

**This is to redraw a set of plans you have on paper and need to be redrawn in CAD. A price will be negotiated for any plan changes.

Pricing is for design & drafting services only. Engineering is required and is a separate cost. South Carolina complies with the IRC (International Residential Code) and engineering is required to meet those guidelines. I will be happy to obtain an engineering quote for you or you are welcome to use your own engineer.

For a custom home, we typically begin with an initial floor plan and develop the design from there. You'll have opportunities to review the design and provide feedback as we work through the layout, additional floors when applicable, elevations, and other details.

For renovations and additions, we'll begin with the existing home and develop a design around what you want to change.

The goal: create a design that reflects your vision while making sense for your property and priorities.

As the design takes shape, we'll refine the plans based on your feedback and the requirements of the project.

If your project involves an ARB or other review requirements, those considerations become part of the process as well.

And our relationship doesn't necessarily end when the plans leave our office. We're happy to communicate with your builder if questions about the design come up along the way.

Every project has its own timeline.

The time required to complete a project depends on its size, complexity, our current workload, how quickly we receive feedback, and whether additional review or approval is required. For a typical custom home without an ARB and with timely client feedback, the design process generally takes 8–12 weeks. Engineering and other third-party services may affect the overall timeline.
