What to Expect
Initial Intake & Zoning Research
Provide a current property survey and any applicable neighborhood or Architectural Review Board (ARB) guidelines. Participate in an introductory phone call to discuss your project, our design process, anticipated timeline, and pricing structure. Share photos or links showing your desired architectural style, exterior inspiration, and specific design elements.
Design Meeting
Discuss your needs, wants, priorities, and overall design criteria for your new home. Meeting typically lasts about 1 to 1.5 hours and may take place in our office, by phone, or via Zoom. A signed design contract and retainer are due at this stage to begin the design process.
Plan Development
The first draft focuses primarily on space planning, including the overall layout and room dimensions, with limited architectural details. We then refine the design room by room and floor by floor until you are comfortable with the layout. Once the interior floor plan is approved, we begin developing the exterior elevations and architectural character of the home. Revisions may be requested through organized bullet-point emails or redlined plans. A progress draw invoice will be issued after the exterior elevations are approved in accordance with your contract.
Client Approval
Review the developed plans and make any remaining major design changes before approving the project to move into final documentation. If your property is subject to neighborhood or ARB approval, this is typically the appropriate time to begin that review process, as several levels of approval may be required.
Final Revisions & Engineering Coordination
Submit any remaining comments or revisions included under the price-per-square-foot portion of your design contract. Your plans will be sent to a third-party structural engineer to obtain a proposal and anticipated timeline for the required structural engineering.
Quality Review
Once the plans reach a near-final stage, they will be sent to an independent third-party reviewer to check for potential errors, omissions, and coordination items This quality-control review is provided at no additional cost to you. Final technical adjustments will be completed before the construction documents are prepared for issuance.
Issue Final Plans
Final architectural plans will be issued once all required revisions and third-party review comments have been addressed. Once you have received both our final architectural plans and the structural engineer's plans, you will have a complete set of construction documents to provide to your contractor for permitting and construction. The final invoice will be issued upon completion of the plans. Any revisions requested after final issuance will be billed hourly in accordance with the terms of your contract.
