What to Expect

Renovating your home is full of possibilities. Our process is designed to bring clarity to those decisions, one step at a time.

Start With Your Project

The first step is sharing what you're thinking. Through our project intake form and initial conversations, we'll learn about your home, your goals, and the changes you're considering. For additions or projects involving additional square footage, a current property survey showing existing structures and trees is required. If your property is in a flood zone, a current elevation certificate will also be required.

Walk Through Your Home

Once you're ready to move forward, we'll meet you at your property. You and your designer will walk through the existing home together, talk through your ideas and priorities, and look at the space with fresh eyes. We'll take measurements and photographs and document the existing conditions so we can begin designing from an accurate understanding of your home.

Turn Ideas Into a Plan

We'll begin by creating an as-built plan of your existing home and then develop the proposed renovation or addition from there. Your first draft is about the big picture: how the spaces connect, how the layout works, and whether the design is accomplishing what you need it to. From there, we'll work together through revisions and develop the details as the design takes shape.

Review & Refine

This is where your ideas become a design that feels right for your home. You'll have opportunities to review the plans, ask questions, and make changes. We'll work through the details together until the design meets your needs and makes sense both functionally and structurally. If your property requires Architectural Review Board approval, this is generally the point when plans are submitted for review.

Finalize & Coordinate Engineering

Once you've approved the design, we'll move into the final plan preparation and add the technical information and details needed for the next stage of your project. The plans will also be sent to a third-party structural engineer for review. Engineering is a separate service and cost, and we're happy to coordinate an engineering quote for you or work with an engineer you choose.

Receive Your Final Plans

Before your plans are issued, they'll go through a final review by our senior designer. Once the remaining balance is complete, you'll receive your final drawings along with the structural engineer's plans. From there, your completed plan set can be provided to your contractor for permitting and construction.

You don't need to have everything figured out before contacting us. But having a few pieces of information ready can help us better understand what you're hoping to accomplish.

Property Survey
If your project includes an addition or additional square footage, a current survey showing existing structures and trees is required.
Elevation Certificate
If your property is located in a flood zone, a current elevation certificate is required.
Your Ideas
Bring us your wish list, inspiration photos, Pinterest boards, sketches, or simply a list of things that aren't working in your home. You don't have to know exactly what the solution is. That's part of what we're here to help with.
Your Budget
Having an idea of your overall project budget helps us design with realistic expectations from the beginning.
