Stock Plan Modification Considerations

All of our stock plans can be modified to a certain extent. The goal is to find a plan that already meets at least 75% of your wish list, then explore modifications to help achieve the remaining 25%. Here are a few things to consider:

Foundation Changes

In most cases, foundation types can be adapted. For example, if a plan is designed with a raised slab foundation but your property requires an elevated foundation, that is typically a straightforward modification.

Kitchen & Bathrooms

Want to rearrange the layout while staying within the existing footprint? In many cases, that can be easily accommodated.

Porch Expansions

If you love the overall plan but would like larger porches, we can often modify the design to make that work.

Adding Square Footage

Love a 1.5-story plan but need more space? Depending on the design, we may be able to expand the dormers or make other modifications to increase the square footage.

Coverting Flex Space

Does the plan include a loft or flex space, but you need an additional bedroom? We can generally make that happen.

Combining Two Different Plans

What if you love the first floor of one plan and the second floor of another? While it may sound simple, combining two separate plans is rarely a straightforward process. In this situation, your project may be better suited for a custom design.

Before You Purchase

There are a few things to know when selecting and purchasing a stock plan:

Some of our stock plans have zip code exclusions due to the original plan's contract.

We reserve the right not to sell a plan that has already been built within the same neighborhood.

The purchase of a stock plan does not include the engineering plans.

Modifications can be made on a case by case basis. Based on an hourly rate. Please reach out for more details.

Sample plan sets may be provided for a $50 nonrefundable deposit.
